Figures – not much to comment on. It still looks there is possibly a lagging trend in the short sales (a month or two behind the total listings). I did alter the scale on the second figure – the Percent Short of Total is the green line and plots on the right hand axis.

Short sales 5,743 down from 5,783. This is th efirst decline we have seen since the beginning of this thread by my recollections. Probably just seasonal.
Countywide we are at 17,396 down from 17,851 last week. Inventory typically drops alot more this time of year.

Short sales 5,607 down from 5,743. I’ll explain below while this decline is a non-event.
Countywide we are at 16,405 down from 17,396 last week. Inventory typically drops alot on New Years Day because a relatively large number of listings expire on Dec 31st. For whatever reason, agents often enter 12/31 listing expiration dates on listings. Most of these will be back on shortly.
