It’s amazing how children can be so insightful and kind when young enough to know better. It reminds us that we should often try and put ourselves in the personal situation (i.e. living, commute, climate) and be thankful for what we do have, even if it’s only a perceived better situation. It’s been pretty gloomy in north county coastal lately.
I personally feel blessed to live in coastal north San Diego county. I know many who would love to own here but can’t afford it. I also admit to selfishly hoping property values stay flat and/or climb for good, but only because I am already in.
Thanks sdr for your field stories and your continued good reporting. Look forward to the NCC update.

June 7, 2007 at 12:04 PM #57480sdrealtorParticipantQuick update on NC Coastal. Active listings(485 to 492) and pendings (171 to 151). Still not alot of new inventory hitting the market. The drop in pednings coincided with month end closings. A quick check reveals they have dropped a bit further. Are we about to run out of gas?
It is still very tough to find a decent 4BR home at least 2400 sq ft under 900K in the better shool districts. There are about a dozen to choose from and half of those have unresolvable issues which have kept them on the market for several months.

Short sales 2,536 up from 2,433 last week! Increases are still steady. When is this going to stop going up?
After last weeks unexpected drop in inventory, the listing machine got reving again. We are at 17,981 up from 17,666 last week. The seasonal forces kicked in and we should be heading up at a quicker pace for the next 4 to 6 weeks. Not sure what caused the drop last week but suspect it was expirations at the end of the month not being relisted over the weekend. Either way, the elevator is going up again.
I think the party on the coast ended Memorial Day weekend. Inventory climbed in my sub market and pendings have continued dropping after May EOM closings instead of recovering. If your house is on the market and a decent offer comes in the door, grab it now while you can. The rush for the exits should start soon. I expect prices to drop about 5% over the next 7 months before we hit a new batch of seasonal demand next January. I will try to get the NCC numbers posted tommorrow as well as updating Carmel Valley later in the week (which is still hanging tough).

Short sales 2,601,up from 2,536 last week! Increases are still steady.
Countywide we are at 18,112 up from 17,981 last week.
Along the NC Coastal submarket the market staged a little comeback. I will try to post some data later tonite.
Not much new to report as I was out of town on trip related to one of my side business. One very cool thing did happen, I got to share my WSJ with none other than Warren Buffett who was in town to see the owner of the corporation I was visiting on a personal matter. Didnt get a chance to say much more than “Good Morning” and “Yes you can share my WSJ Mr Buffett”.
