Since I know how much ya’ll love a good story…

Some of you may remember us…we sold in Temecula in 2006 and have been renting in San Diego since. Two places in Scripps and now one in where ever we are….Off the 56 at Camino del Sur….I think it’s technically PQ but they call it Torrey Highlands or something.

Anywho…Here we are 7 mos. into our lease when we get an email from our landlord. They’re having their first baby and struggling to make payments on this condo (they live across the freeway in a SFH)and are going to have to short sale the place. Would we help them out by letting their agent show the house for 5 HOURS at a time for the next 4 Saturdays. Now, bear in mind, we have dogs and a kid so what, pray tell, are we supposed to do for FIVE HOURS while lord knows who trots through our home? It’s not as if the selling agent has any responsibility to us, and the buyer’s agent sure wouldn’t. Is anyone going to watch out for our interests? Nope!

We responded we’d be happy to negotiate on hours if they’d let us out of our lease early. My mother-in-law and brother-in-law both thought we should ask for some financial compensation but we figured, nah, we’ll just get out early and move over Christmas break. Landlords said no to the early termination and reiterated how they’re only asking for a few hours every Saturday for the next month. They now offered to only come for FOUR HOURS and they wouldn’t put a sign in the window – UH? We responded, thanks but no thanks. Our lease says we don’t have to agree to showings until 30 days prior to the end of our lease. We explained how inconvenient it would be to have to deal with visitors for than many hours, that many weekends in a row. We explained how we have things we need to do too and assuming they’d like us to clean up before showings – you know, put away ironing boards, swiffer up the dog hair, dump the bathroom trash cans – it was rediculous to ask us to live this way and not allow us to leave. They countered that it was only four Saturdays and and there would be no showings between Thanksgiving and February. They seemed to assume that they’d get an offer in those first four Saturdays and then it would take 4 months to get the short sale through putting us at February when they’d make our lives miserable with inspections!!! We got mad, told them “no” again and they backed off saying how disappointed they were that we couldn’t “help” them.

Now riddle me this….If the wife is due in Dec. don’t you think they’ve known about this baby for a while? Don’t you think they’ve known about their financial situation for a while? Is it coincidence that they asked us to do this NOW when the short sale process would take us right up to the end of our lease so they’d be able to collect rent the whole time right up to the close of escrow….I didn’t think so!

Now, my girlfriend and her husband recently short sold their place in La Mesa….Her agent told her to list the place and stop making payments to prove financial hardship to the bank so they’d approve the short sale. It worked like a charm and they closed in 3.5 mos. Yes, they took a hit on their credit, but the new owner got a sweet deal and my gf is able to get back on her feet. Do you have to stop making payments in order to get a bank to agree to a short sale – I mean why would they if you’re making payments? My landlord claims to be current on his payments but it makes you wonder if he was going to pocket our rent while going into default to push the short sale through.

The piece de resistance is two days ago I got two moving company postcards in my mail…..Having sold a couple homes in the past my Spidey sense went off….These kinds of postcards are triggered by listings!!! Got online and sure enough, they listed the place!!! A week after they told us they were going to drop their request to show the place before our February date!!!

Someone please explain to me why they would list the place when they can’t show it!!! My husband and BIL think it’s because their realtor thinks they can get an offer on it now, contingent on inspections in February. Would any of you buy a place sight unseen??? Guess this is boy logic vs. girl logic. What’s sad is, in the listing they describe the place as immaculate….So not the case…The carpets need to be replaced, the linoleum in the bathrooms is stained from some ink seepage from underneath, the master bath is carpeted for crying out loud…It is in good condition, but it needs a total floor overhaul and the kitchen is only generic white tile as compared to the granite in most of these units…If someone sees another unit and expects this one to be anything like it they’re in for a rude surprise!

Sooooo…we’re moving again!!! We’re thinking Fallbrook! Anyone got opinions on the highschool there???? Maybe Pt. Loma….Once again the world is our Oyster! Oye!
