Fredo… a lease is treated as a real estate contract in California. Real estate contracts must be in writing.
No signed lease documents = no lease. In the eyes of the law, you have a month-to-month rental.

I would withhold rent until I got a copy of the lease. You are entitled to a copy of the lease, and should demand it.
