I can’t give dates of when, but I’m pretty sure that they will actually bottom in that order.
North Park, then South Park, the Univ Heights, then Hillcrest, then Mission Hills.
When I walk my dog every night in University Heights past the for sale signs I still see a LOT of denial.
I think Hillcrest/Mission Hills will be 2010+, and the other 3 may occur by the end of 2009. The more desirable areas hold up longer.

February 27, 2008 at 2:37 PM #161052JCParticipantGotcha. Thanks for the input.
I concur on the denial in UH. I also walk my dog in that area every day and cruise past tons of for sale signs. When I look up the prices, they are so out of whack it is laughable.
Thanks again.

February 27, 2008 at 3:10 PM #161072La Jolla RenterParticipantsdrealtor… you hit it… bottom is when rent = buy.
Maybe in Temecula/Chula Vista etc., it even over shoots rent = buy a bit.
I can’t put a time on it. The news is as bad as I could have expect and lots of buying still going on.
As for La Jolla, I really don’t see that single family homes have even gone back to the 2005 peak.
