OK, my mistake. So the sales office and model homes will still be there for awhile. I don’t know where’s the only remaining Plan 6 is, since I rarely venture to the back rows of Canopy Park. But if it’s facing the green area by the children playground, that’s a good view. I walk my dog there a coupe of times and really like the area.
Even though this is a new home, we still hired a professional home inspector ($300) to check things thoroughly. He found only a few small/minor issues and commented that (at least my Plan 2) it is a solidly-built home with numerous features and attention to details not seen in many new homes nowadays. StanPac also corrected many small (mostly cosmetic) issues during our 2 walkthrough inspections.
Many rooms have recess lighting for energy saving, although I’d rather use compact fluorescent bulbs to be even more “green”. I had worry that the water-heater will not be as efficient as hot-water tank but so far so good. All water outlets have spacer to reduce water flow, including the toilet. I had fear that it would make shower unsatisfying but once again, so far so good.
Yes, the drainage pipe is made of cast iron, and we found out the hard way. Our bone-headed drapery guy was installing the bracket for the curtain pole and he drilled into the pipe, causing minor leak. I had to shower this morning at the apartment where my lease runs through March so I still got the keys. Fixing the pipe is $160 but the entire drywall from top to bottom had to be ripped out so we’re still awaiting estimate on the drywall repair.
I’m having the media cabinet built for $2,500. StanPac’s is $5,000. Hopefully it’ll be just as good and durable. Although the backyard is small, it’s too much work for us to take on so we still have to find a landscaper to make it nice. Most of the neighbors I’ve met so far are young couples (under 40) and most of them have looked at the same master-planned communities (San Elijo Hills, 4S Ranch, Del Sur, etc.) before committing to buy here. They all agree that when it comes to price/sqft, additional fees (HOA & MR) and location to central SD, Riverwalk is a far better choice.

I bought the Plan 2 of Stoney Creek single detached for $460K. Factoring the 6% from StanPac ($27,600) and $3,000 rebate from my realtor, the adjusted purchasing price would be $429,400. Most of StanPac options are overpriced by at least 20% vs. fair market value but since we wanted a move-in ready home and couldn’t wait another week or two, we nearly maxed out the credit. Options that came with the home are; granite countertop, cultured marble in bathrooms, home security wiring, home theater wiring and few other minor things. Options that I used the credit for are; upgraded paint, wood & tile flooring, washer, dryer, fridge, epoxy flooring for garage, concrete rear patio, additional home theater and security wiring, and a few minor things.
In all, I paid $185,500 to escrow, $184,000 down payment (40%) and just $1,500 in overall closing costs. $276,000 is financed through StanPac with 4.875% for 30 year fixed at 1.75 points. My monthly mortgage payment is about $1461. I know there are better rate out there today but when I locked up the rate 3 weeks ago that was the best rate. Escrow officer filled out the state housing credit form and I just had to sign. However the federal housing credit is my obligation.
I do experience some bottleneck and slow down driving to work (near Montgomery Field) and back via 52. However it’s nowhere near as bad as the I-15 commute to/from San Marcos, where I used to live. It takes me just 15-20 minutes each way.
I love the proximity to Home Depot, Lowe’s, Wal-mart and Target. This past weekend I made multiple trips to these stores, as if they’re just around the corner (which they are…just a few additional corners).

Yesterday I stopped by to make some measurements for window coverings and while we walked up I noticed that some neighborhood kids decided to egg the front and side of the home. My wife is now scared that little vandals are in the area. A reconcideration of our commitment is now commencing.
Unfortunately we did not get a security system installed, so we will be doing that as soon as we close. I loved the intercom setup the model had, being a tech geek, it was right up my alley. I am also thinking about some night time security camera’s connected to a dvr just to make sure we would be able to find the kids and or the parents of the kids if we get targeted again.
Our place has hardwood floors on the second level for all but the formal dining and formal living area. This is our number one thing we want to change, but we will see.
The home is already 100% completed, so we are not able to custom anything at all. I wish we were because we would get a full back splash in the kitchen and extend the hard wood. I know we need color on the walls, but I am afraid to get paint on other surfaces since everything is so clean right now.
For the drain leak, wow! Will the blind installers reimburse your expenses? That is something I do not want to encounter at all, and feel bad for you in your new home.
Brooke’s last day was yesterday. Matt is the new guy. He is good, just not as informed as she was.

Yesterday I stopped by to make some measurements for window coverings and while we walked up I noticed that some neighborhood kids decided to egg the front and side of the home. My wife is now scared that little vandals are in the area. A reconcideration of our commitment is now commencing.
Unfortunately we did not get a security system installed, so we will be doing that as soon as we close. I loved the intercom setup the model had, being a tech geek, it was right up my alley. I am also thinking about some night time security camera’s connected to a dvr just to make sure we would be able to find the kids and or the parents of the kids if we get targeted again.
Our place has hardwood floors on the second level for all but the formal dining and formal living area. This is our number one thing we want to change, but we will see.
The home is already 100% completed, so we are not able to custom anything at all. I wish we were because we would get a full back splash in the kitchen and extend the hard wood. I know we need color on the walls, but I am afraid to get paint on other surfaces since everything is so clean right now.
For the drain leak, wow! Will the blind installers reimburse your expenses? That is something I do not want to encounter at all, and feel bad for you in your new home.
Brooke’s last day was yesterday. Matt is the new guy. He is good, just not as informed as she was.
