North county SD is just getting started and will see steady growth for a long time to come IMO.

As SoCal grow, I think TV will benefit a lot. TV is about 50 miles from Sorrento Valley tech jobs but they’re also about 60 miles to Anaheim as well. Since SD county is pretty much built out, as SoCal grow, people who don’t mind commute will start to consider TV and as TV grow, more companies will consider opening up office there too. The growth will be driven by both SD and OC, IMHO.[/quote]These days you also have a lot of startups setting up shop (also smaller establish company offices) in Carlsbad and even Corona/Chino hills. Those are an easy commute from TV.
North County SD in general is still just getting started so there is a lot of growth in the general area still to come.
June 11, 2015 at 9:04 PM #787224FlyerInHiGuestI don’t know… it’s one thing if you buy for investment like I bought in Vegas, hoping on appreciation.
Buying to live and having to commute 60 miles, one-way, hoping for future growth is a little nuts. I drive to and from San Diego, Vegas, Orange County and LA frequently. It’s not fun. But for me it’s a little different because I consider it a job, almost. I don’t recommend a daily commute if you have a family.
There’s still a lot of land to develop and in 30 years there will be something in between. For example, 4S Ranch didn’t exist before. Some people bought in Temecula and commute to San Diego.
Buy near where you want to be, and make compromises for what you can afford.

June 11, 2015 at 9:29 PM #787227fun4vnay2ParticipantFew facts my friends in 2007 told me in san diego to justify that the real estate prices in san diego would never go down. Those facts still remain intact:
1) SD is locked between ocean n desert thus limited land here
2) best weather , everyone wants to live here
3) a lot of rich people in san diego
4) awesome companies like qcom n now illuminaThese facts are still facts even today.
Few of my friends commute from TV to SV, they strongly advise against it if possible.
June 11, 2015 at 9:42 PM #787228paramountParticipantI think in general Temecula is severely underrated by those who live in San Diego – Temecula is an awesome place to live.
I was recently at Harmony Grove (west Escondido) on opening day touring the model homes, and Temecula was looking better by the minute. Harmony Grove looks like a bad value IMO based on prices/taxes for what you get…
And the commutes are not necessarily 60 miles — mine is about 40 minutes.
The values of my Temecula properties have gone up so much I could literally go into semi-retirement. And I’m decades under the age of 65.
I will say this though about Temecula: Only buy in Temecula if you want:
*Great Schools
*Very Low Crime
*Great shopping and wineries
*Very nice climate for the vast majority of the year
*Great place to raise a family
*Reasonable housing prices for the 99%
*New hospitalAnd the Temecual Valley is very pretty IMO.
