ParticipantWe’re fortunate that those parts are dropping at all. There isn’t much distress there.
Questhaven and Old Creek Ranch are where all the fun’s at. There is at least a dozen of REOs in Questhaven and most of them seem to be unlisted (yet). And plenty more are coming.

ParticipantWell according to the realtor I spoke with today at a SEH open house we should buy now before the Albertons opens. Then lookout because prices are going to shoot right back up. She looked me right in the eye and said it folks.

ParticipantI agree Questhaven is a mess. I’m not suprised by the this area’s fall. Questhaven was so much higher and built at the peak, so it was due to fall further and faster.
An agent told me this week that all of their listings in SEH (town center area) are must sells and a lot of them are shorts.

ParticipantA Realtor friend mentioned that the SEH area:
– Has nice temps due to the altitude.
– Is a fire trap
– The schools are “The Worst”
– School’s locations are in bad or worse proximity to
fire? (might have this one wrong)
– Wouldn’t suggest that people buy there for the negative reasons. However, having visited friends who live there, it’s otherwise a nice area. Though, the commute to visit is more than longish. (But our friends business is close by to SEH, so, its not a bad commute for them at all.)
All relative I spose.

Participantin all honesty, I have never been to SEH.
I used to live in the La Costa Hills apartments, right next to Stagecoach Park. This was during the big fires of 96(?) and watched the fire crest the hill to the north and burn toward home.
Didn’t that area all burn in those fires?
There was another Harmony Grove fire back in 80’s too.

ParticipantTheir K-8 school is right in the center of the development and its scores are about as good as those of, say, Pomerado Elementary or Black Mountain Middle schools in the “world-famous” Poway School District.
High school is a bit of a problem – SEH is assigned to San Marcos High, which isn’t that great (although, it gets far worse).

ParticipantIf you’re in a canyon in RSF the realtor will say “Greenbelts surround this lush Canyon home” if you’re in SEH it suddenly becomes a “firetrap”. Gimme a break. There are currently 3 entrances/exits out of SEH. Just because there are mountains on either side, doesn’t mean it’s a “trap” of any kind.
Honestly I hope people don’t buy in SEH…maybe that will drive down the cost so we can actually afford one of these over-priced homes. But for now, I’m content to rent in SEH and Mtn. Bike the mountains surrounding it…but don’t worry, I always carry my fire extinguisher with me on rides… just in case I get trapped by those sneaky infernos.

ParticipantWhen SEH was evacuated as a result of the Coronado Hills fire, the Twin Oaks extension was closed. This makes sense since that was the direction the fire was coming from.
Because of the weather conditions associated with wildfires here (i.e. easterly winds), I would expect any future evacuations would also see possible closures of the Twin Oaks extension and the road to Escondido through Elfin Forest. In reality, San Elijo Road to Rancho Santa Fe is the only viable way out.
All that being said, is SEH a fire trap? No, a fire trap is a situation where the only way out is into the approaching fire. Think Wildcat Canyon back during the Cedar fire. That was a fire trap.

Participant“When SEH was evacuated as a result of the Coronado Hills fire, the Twin Oaks extension was closed.”
Yeah and honestly, if it hadn’t been for the fact that the entire Fire Dept. was so low on resources fighting fires elsewhere in the county, I highly doubt SEH would have been evactuated at all. The total area burned, off of the Twin Oaks extension was, about the size of a Football field…and that was with the wind conditions and all.
The news had that little fire icon showing the Twin Oaks fire for like 3 days…when in reality it was 100% contained within 12 hours of starting. I wasn’t too happy to be evacuated, but I totally understand why they did it…better to be safe and all.
I totally understand people not wanting to live near the undeveloped areas because of the risk of losing your house to a fire. But realtors saying the area is a fire trap seems ridiculous. Next thing you know people will be saying that Cul-de-sac’s are a trap, and that all those streets that say “no outlet” are a negative as well.
Besides all that, the Fire Station at the top of the new Twin Oaks extension is almost complete…so now SEH has it’s very own Fire Crew (probably relocate the make-shift crew that camps behind the pre-school).On a similar note, does anyone know what is going in off of Rancho Santa Fe just as you pass SEH road going West? It’s on the North side of RSF at the top of the hill…they just finished a special driveway for some building. It looks to be another Fire Station…but i’m not sure.

ParticipantIt does not matter how many fire stations are around you if the fire fighters are out fighting a fire, not necessarily in your neighborhood and or not enough money in the budget to hire the people to staff it. During the Cedar fire many of our personnel were figting the Old fire in a neighboring county, then our county started to burn. Fire stations also burned down during this fire. Just don’t be lulled into a false sense of security by the presence of a new building in your neighborhood. You need to understand what is going on with the budget in Sacramento and how that impacts new housing developments….

ParticipantThe new road out to Twin oaks definitely made a huge difference. If there was a fire in SEH you could get out quickly and easily that way.
