The wealthy gettting wealthier … ironically doesn’t translate into as robust a sales in high end properties. Why, overall they dont have much of their investment money tied in RE and dont like to do so, and even more importantly, they already live in the area, and they will not buy it just to sit it idle and will not buy to rent it.
For more robust RE sales in wealthy areas you need more people joining the ranks of the wealthy. When that happens, I’d buy the idea that high end RE never goes down.
Now lets see what do I do with these 2 unbelivably cool La Jolla houses, as we all know I live in the palace at La Jolla … I think I’ll rent them out. Yea … see that doesn’t even sound right.

That makes the monthly medians for the region the equivalent to using a snowshovel. Doing monthly medians by zip is like using a plow. For purposes of comparison I personally think it’s a waste of time.
The only reason I look at monthly sales by zip of a few areas is to get *an idea* of the percentages of forced sales and what trends there are on discounting and such. Even that type of analysis is anecdotal in nature, not what I’d call reliable.
I also like to follow volumes of sales and compare those numbers to similar periods in the past, but that’s also just a way to get a reading on the general trends. It’s not specific.
The way I’d get specific about a market’s pricing trends is to do a house-to-house comparison comparing the same house against its competition during the different periods of time.

And I suppose the Condo Market has nothing to do with the SFR market?
You still do not understand my point.
1. Prices are down, and will likely continue downward.
2. Monthly zip-code specific medians are extremely noisy.
