Scare tactics from the builders

I cut and pasted this from an e-mail advertisement from standard pacific. If you can’t afford a house, this is you last chance to by something you can’t afford. It looks like the builder financing that they offer, which is has always seemed more liberal, is about to dry up. What happens after the preverbial “last beer in the fridge” is gone.

Here is the excerpt:

“With conventional loans requiring 10% down,
take advantage of the limited-time $0 down
payment assistance program before it’s too late.
Conventional loans require 10% down, up from 5%.
The $0 Down loan approval deadline is September 30th
2008 — that means you must buy now!
FHA loan limits are changing — possibly limiting how much home you can afford.
FHA loan requirements will demand higher down
payments — up from 3% to 3.5%.
Buying now could earn First Time Buyers a Tax Credit Up To $7,500 from the Federal Government.”

What is the possibility of Standard Pacific goes chapter 11 this year? I think they are just getting desperate, so couldn’t really blame them.

They lose the down payment assistance in October. Prices will go down, because people will need a down payment. They are trying to move inventory before the new law kicks in.

D R Horton just sent me an almost identical e-mail, very doom and gloom, down payments are doubling, zero down has taken it’s last gasp. I wonder if it will affect them or this is just another “hurry and buy” tactic.

With regards to stan pac, I didn’t think they’d last this long, their stock has had a few pops but usually stays around $3 a share, while it’s quarterly losses are huge and it’s borrowing costs are horrible. I guess the second half of the year will be a telling time.
