Yeah, 45-60 min commute would be a deal breaker… However I tried that commute again today and I got from 805/Miramar to SEH town center in 25 minutes (at 7 PM) and I was surprised how little traffic there was. Maybe it’s only that bad in the mornings, or only at 7-8 AM?
I would’ve liked La Costa Heights even more than SEH (Carlsbad zip code after all … ) but ATM they are going for 700+ so I’d have to wait very long for $500k. In SEH on the other hand there is a couple of listings for 500-550k right now.

When I do drive south I generally find that only the two main slow areas – 5 south starts backing up at manchester and 5 North at Via de la Valle are bad – both of those are worse at peak commute times, but even when I am travelling at off times those two places are often backed up.
I think it is fair to assume that it will always be a minimum of 30 minutes and often at least 45 from SEH to UTC.

But because i hate traffic so much i take surface streets all the way to Via De La Valle in the morning. Traffic is usually flowing really good at the Race Track. Driving through RSF and the back streets of Del Mar is slower than a speedy freeway obviously…but the commute is consistent and rather peaceful.
Going home I just take the freeway all the way to La Costa and it’s a total breeze. The merge can sometimes still be congested, but it’s usually just about clear by the time I get there.
The few times I’ve left at 8 or earlier I’ve noticed a bit more traffic on the surface streets (the stop signs through Olivenhain can get backed up) but i don’t think i’ve ever spent more than 45 minutes commuting, unless there’s Holiday traffic or an accident or something.
