October 6, 2009 at 2:41 PM #464748Rt.66ParticipantDude I tried your search and although I did not look at everything I did see a ads for lawyers asking for money and posts providing info on the short sale process. What would it take for you to understand that a short sale is an example of the opposite of your claims?
Again I did not look at them all. Some seem to be providing a definition of principal reduction which is an old subject but not happening in numbers, I surely did not see any proof of your BS let alone:
I’d like to see some proof it’s a regular occurrence
Fictitious mass occurrence
This issue of seconds is not going to prevent an appreciable number of foreclosures

October 6, 2009 at 2:54 PM #464758Rt.66ParticipantI’m also debating these statements:
“a significant percentage of the properties that are in default will not end up as REOs”
Because of this small occurrence or rather would merely delay those foreclosures.
And
“knowing that the junior lien holders don’t have the legal right to kick them out.”
Just incorrect.
And while I’m at it I’ll add this:
“That’s because this data includes defaults on second mortgages”
I’d bet a vast majority of NODs are not from seconds at all but mostly from first mortgage holders.
