Realtor.com had 8 of 9 listings from the MLS. I am not sure if some sites are better than others for getting your due diligence underway. I usually use the MLS, of course.
Feel free to pitch out more about what you are trying to do and perhaps why. I wouldn’t mind throwing in my two cents.Besides the RE license, I am a general contractor.
More info,makes it easier for the rest of the piggs to give you feedback too,if you want any beyond your specific question. Many people here have knowlege that compliments that of the of the real estate types on these projects.

Here is what I want to do….is it possible? I don’t know….
I can get wholesale (builder pricing) from one of the large modular home builders. I’m not a builder, but my research says these homes are built better (this company anyway) than most site built stick homes.
I can pick up a 3000 sq ft home for about $40 per sq ft…I’ll need to buy my own land obviously and then hire a GC to strap her down, hook plumbing, electrical and roll out the carpet. (These homes come in 3 pieces). Cost of construction should run me about $16 per sq ft.
I really like the Bonita area, but I’ll need to find a spot where they would allow a modular.
(Not sure how much you know about modular, don’t mistake them for manufactured.)

I have a listing right now down in Bonita but to be honest with you I am not an expert by any means of the subdivisions in and around Bonita. I will say that it is pretty nice down there around the canyons. Kind of neat. To be honest with you I do not have any great leads for land rather then the MLS. My advice would be to work with a Realtor in that area who is familiar with land purchases. Lots of different areas out there if you have the leeway to spread out your search radius.

The $16 per sq. ft for additional construction tasks does sound low. Of course it depends on the level of complication of the site work mostly but $16 may get you a foundation and maybe a little more unless you are doing it yourself or with unlicensed people.
Don’t forget plan check, permits and other fees like,parks,schools, water meter, sewer, fire dept. etc.
There are some very nice modular homes in the semi-rural area where I live. It seems like a good idea.
I am not sure how this will playout but my experience shows that even the best modular home dampens resale as compared to custom site built. Maybe that is changing?
