Whenever anyone posts a post like this asking where to live in San Diego, the overwhelming response is always “rent for a while so you can learn the neighborhoods before buying” I think this applies here.

I’ve been there a few times and my favorite areas are Gaithersburg, Chevy Chase (MD) and McLean, Great Falls, (N. VA).
Most of Fairfax County (VA) is exceptionally beautiful and tranquil (read: downzoned), especially right along the Potomac. IMHO, it is a vastly different world than SD County.
I don’t think Great Falls has any condos at all and Chevy Chase has some (older refurbished). The other two areas have many.
Piggs investor and eavesdropper have lived in N. VA many years and can give you better advice.

I don’t think N. VA RE is cheaper than SD County, either in renting or purchasing. You need to factor in cost of heat, as well.
edit: if you move >35 mi away (ex. Frederick County, MD or Loudoun County, VA) RE is cheaper but you will no longer be that close to DC. The countrysides are full of 2-4 laners, the traffic is heavy and the commutes can be long.
