OF the 6 distressed properties, one is pending sale, but 5 are not listed for sale currently at all (phantom inventory)

you can call them upcoming inventory, inventory in waiting, future inventory… but in essence, you know in a normal market these homes would have been on the MLS. but due to being hugely underwater, or slowness by the bank, these homes are not on the MLS.

Anonymous at 10:01 is correct. 1414, 1418 and 1421 are all pending. I know 1414 is pending for more than the asking price.I think the really interesting story is Javier’s place. Check out the title. Something doesn’t seem right.
