Anza road will be developed in time-
Temecula will become more of a tourist destination, and there have been plans for years to create a new 15 exit for Pechanga and the area. The exit will be south, meant for the SD traveler, and will connect to Anza road which will be built out. If one was to follow it from Pechanga now, you will see that on the paved sections it is built to be a highly traveled road (ever wonder why at the back of Morgan Valley where Pulte faced the homes the wrong way, why the road is so big?)
The intent is to make Anza a passage way to wine country. This will happen.
Also the views from Ventana homes into the nice Orchard, well that is all zoned for development and up for sale.
TG is right and the mountains will stay.
As far as views go, from the beginning sales folk in Morgan areas have been selling their supposed views.
The views of the K Hov home we had when we bought it , which were orange groves, are now McMillin homes and the clubhouse. Not a view.
The only true view homes are the ones on the ridges overlooking the valley, such as the ones McMillin are pushing hard right now. Some of the homes on Mumm street are ok, but not great.
Most of Morgan’s view homes are views of ravines, barren hillsides, or old backyards of Redhawk homes.

Which is why those in Ventana who paid $800 or more, and then spent $300-500k on upgrades, hardscape, will never get there money out. Unless they sold to a sucker at the bubble height. We might not see those prices for 15 or even 20 years.
I would make an exception to the rule if you could get one of the few that put in extensive hardscape, actually built out the backyard, did a nice pool, and could be bought at $600.
But don’t buy it for the view, you’ll get sick of your out of town guests asking you about that big green thing in the hills.
I also haven’t quite figured out that part of the Anza road extension project. I always meant to mountain bike around that side, but the heat always made me change my mind. So who knows you may be looking a road.

So you were in K. Hov land – we actually passed on the single level house at the corner of Arietta and Milat, the one that is perpendicular to the first Ventana home. The home had fallen out of escrow and the sales office offered it to us for $604,900. Hubby wanted it but I saw where prices were headed and convinced him to pass. Too bad I couldn’t get him to pass on the one we did buy in McMillin land.
I remember one thing that concerned me about the Ventana homes were the rumors about Butterfield and/or Anza morphing into a passage to the 15. Have you been able to verify this, or is it just a possibility? And yes, it was also rumored that the orchard would be developed into small parcel housing, but I figure the housing crash will stop that for years.
I never thought there were views in Morgan Hill. The master map did show where the clubhouse would be. I don’t consider looking at ravines or an endless sea of tract homes to be a view, but others do. It’s funny what people will pay extra for.
Now Irvine, that’s another story. I wouldn’t want to live there…grew up in O.C. and spent time there. Temecula reminds me (or at least used to remind me) of the less dense feeling in the South County of my teen years. It’s funny, I lived in the Bay Area in a downtown environment for a decade, until recently, and I had a difficult time adjusting to Temecula but now I love it here, which I’m sure is helped by getting out frequently on vacation to the Bay Area and other exciting places.
