What is the view on this part of Temecula, the community, neighborhood, street & builder of these homes – part of Morgan Hill but a newer phase of the development… built 2005 at the end of the boom? They are only 5.5 miles to the I-15 interchange and 1-2 blocks from Toby Tobin Elementary school – anyone with children in attendance here? They should have access to the community/family fitness center? They back to Santa Rita & Anza Road – Google Earth shows this area South as opening space and groves – any future zoning plans for the back/south side? Does not appear the price has moved much in comparison to the rest of the community… any thoughts on this …. Four homes on the same street but still seeking last year’s price range?
In comparison – maybe apples & oranges as this is totally different section of the town – actually out of town and on 5 acres & West of I-15 up on the plateau … but the views are excellent and the price has moved considerable compared to Frogs Leap listing at $1,339,000 in Jan 08 and now asking $975,000 (still has some drop to go). Any insight on this area as compared to Frogs Leap/Morgan Hill? Understandable that this is not a community/neighborhood, more rural & surrounded by avocado groves (5 acre lots vs 0.5), but still only 3.8 miles from the I-15? The De Luz house is off a dirt road, in an all custom area or unicorporated 5 acre minimum, while frogs leap is within a master planned community with sidewalks on 1/2 acre lots. It’s a choice that is up to you, do you want land? Privacy vs. convenience. De Luz is gorgeous and semi rural, yet close. Morgan is 1/2 mile to stores. The frog leap traact extend to Arietta as well, same builder. Here’s one cheaper and they have sold in the 8’s, the ones higher won’t sell, I see 6’s as reality, 7’s max, nothing more.

There are no plans to develop the area South of Morgan, other than a sliver of land, it’s mountains and they are contained in the Pechanga reservation and the Cleveland National Forrest. That alone is not an absolute gurantee of no future development but the terrain and geology is, those mountains cannot be smoothed over like other land, it’s too rocky and too steep, notice how on the map there isn’t a single house on those mountains, too steep and too rough for utilities, sewer or septic. I don’t even see any cell phone towers on those hills, the indians are real particular about keeping it the way it is. SDGE did a study a few years back and they could’t even run a transmission line through that land even if they could get permission due to the terrain, I’m willing to wager it will look the same in 50 years. It is still apples and oranges to compare the two.
