low mello roos /HOA areas in N County Coastal?

It is too down the drain. You never see the money again. It’s not like you’re putting money into the house that you’ll get back when you sell. Whether or not you get a better deal on the house b/c it has mello roos is a seperate issue. I rarely see the cost of the house balance out the fee, but that’s why I’m looking for areas w/ low mello and HOA.
