This is true, brian, but a person going thru the time, trouble and expense of building a custom home in coastal CA counties (where lots are expensive) has to jump through a lot of hoops to get city/county approval. They can’t just put a skirt around a trailer and build a room addition on it, like you can in TX.
In addition, people aren’t going to go through all the trouble and expense to build in CA coastal counties if their land isn’t worth building on (too small or badly-located lot).

Put some perspective to it. You have to compare equal lots, location, etc… I’m just comparing the tract house itself to the non-tract house.
For example tracts in Torrey Hills or Carmel Valley are pretty ocean close. Can you find equal houses in the Bay Area for the same price?
BTW, there are tracts in La Jolla as well. The houses are clearly superior to the old “custom” houses in the Bay Area.
Those tract houses are not really my style, but value for the money wise, they are clearly superior houses.
Having said all that, I’ve seen enough custom houses to say that custom houses are better only if their owners have the money to build properly. Many customs houses are crap that are work-in-progress that owners add on to slowly as they can afford to build — half finished remodeling projects, a mish-mash of flooring styles and decor, etc…
