That was a very well written piece and there is alot of truth in what you said about who is buying up to 2M. I dont think there is any disagreement on this board that we are heading down siginificantly. The only real disagreement is what is happening now, how fast we’ll go down and how far we’ll go down.You have quickly established yourself as a valuable contributor around here. I hope you stick around for more than a cup of coffee like so many before you.

Sdr, maybe you have some square footage numbers (YOY) that show Del Mar going up?

Every property is different in Del Mar. It is not a tract home area. Think Manhattan Beach. The prices depend upon what actually sold and by any statistical measurement it is impossible to analyze what is going on. In a few sq miles, there are at least 20 distinct areas that impact pricing. there are zoning issues (under the rule of DM Planning Commission or City of San Diego), there are view isses, there are location issues. there are so many micro variables going on that it is impossible to discern from any stat what is going on.June 6, 2007 at 5:22 PM #57306sdrealtorParticipantLS,

Anyone else find this scary? I mean you are the LEAST scientific person here, you cherry pick data, and let emotions rule logic. And you obviously know nothing about sample size of the data you are looking at and obviously have no ability of looking at business metrics.
Some of market is going down, but not nearly to the level you are making it out to be right now. Clearly you just want to talk down the market due to whatever motivation you have. But your distorted cherry picked facts supporting your fantasy based opinions are clear to everyone.
And people wonder why our education system sucks. Those who cant do, teach.

If you take 2 data points of MEDIAN Prices of a small amount of sales you will get wide variability. Median prices and small sample size suffers from a wide variability due to compositional changes that have nothing to do with the value of homes.
And you aren’t doing anything for your community, you clearly have your own agenda to talk down housing to the highest degree possible. You are a clown and the fact that you teach SCIENCE of all things is just sad. At least be an english major to have an excuse for your vivid imagination and hyperbole.
