Irate Seller Part 2

Had to put a quick second posting about this guy… Sorry for not appending to the original thread. To rehash, an irate FSBO called me because I have a listing in his neighborhood. My seller priced right and was in escrow with two full price offers (after negotiating) within 2 weeks of being on the market.

So last week I received not 1 but 2 calls from this guy berating me. He did leave me his name and number and I called him back. We actually had a somewhat civil conversation for almost 20 minutes. I kind of thought I was talking to a two year old (I have one) but with a better vocabulary.

I asked him why he was so bitter and he said he was upset at the press because he felt the press was scaring homesellers into selling at lower prices. He was also ed at those same homesellers for caving in. He was ed at the real estate industry as well. I pointed out to him that there has NEVER been a sale in the subdivision he lives in for more the 510k which is well below his pricing. I asked him what drove his price level. He said that his price level was set at where he thinks the price of his home should be because it is one of the best locations in the entire subdivision.

I pointed out to him that if he priced lower he could have sold quicker and saved on mortgage payments, property taxes, and HOA. I asked him how long he has been on the market, (knowing it has been awhile) and he said to long. I said maybe he should consider lowering his price. He got ed and the conversation broke down from there.

I think he will lower his price.

Should have told him that a lot of people think that they are the next American Idol but it’s not always the case. Sometime you need Simon to tell you how it is.

uhh, what is he pissed at the press for the last 5 years or more when the press has been telling everyone that RE is a can't loose investment, and that 100% financing was a good thing, and buying a home is a quick way to making millions instantly? 

I actually attribute a large part of the lack of common sense, and the disregard for logical mathematics in regards to buying a home, and the "peer pressure" if you will that has been fed to the herd of sheep American public, due to the constant hype from the media. 

 All we have been hearing for years is …"home prices reached a new record high…., the median home price is up……,  Jim and Pam have made $xxxK of easy money buy buying spec homes with 0 down, flip this house and make $100k in 3 weeks with the help of you dad and sister, rates are so low, so buy now..etc!

 He should be thanking the press for their ridiculous acceptance of an insane housing bubble as "completely normal here in America or socal". 

If the press was saying things like..housing goes up way faster than incomes….., toxic loans that anyone can get have been driving housing prices up despite the risks…., or huge housing correction imminent in the near future due to many factors….., RE market set up for even larger repeat of early 1990's market.  

Oh well, that would have been nice.

If he were as persistent about marketing his condo as berating you, he’d probably be a good realtor.

If someone had called up reckless buyers at the height of the bubble and berated them for driving up prices, how quickly would he/she have ended up in jail?

Sorry about that. My OWN realestate agent listed the house next to mine a week or two after, which sold a week later. I was a little worried, he said they would compliment each other, when one goes…..goes the other. Which in fact DID happen…but then I thought….dare I say…I maybe should have fsbo or did help u sell….anyway I am happy and I never said BOO to my agent…..ttfn
