What do you think the outcome of the housing decline will be on the more popular areas such as Hillcrest, North Park around Morley field, Talmadge, Kensington, coastal communities? Do you guys think, the impact of the decline will be felt as strongly? Do you think values will flatten rather then decline? My request comes from having interest in these areas, and with that being said, if you were to see a 5-10% drop in one of those areas would that be equivalent to a 15-20% drop in a less desirable area? And be a green light to go or?? Watching the market in these areas I have only seen slight movement and I understand we are not even getting started, but historically do more desireable areas experience less down turn when things go south?

Things are all relative and desirability of one neighborhood is relative and proportionate to the other ones’.
I think that all of San Diego neighborhoods will decline about the same percentage but at different times. We are just getting started so, sure, the wealthier owners are more solvent. But as the market declines in earnest, buyers will look at relative value for the money when choosing among neighborhoods.
