Just met another 40 something couple today, 1st time homebuyers sitting on $200K plus in the bank. I run into a couple of these every week. I cant be meeting all them.[/quote]
You may not be meeting all of them, but considering your buisness, your location, and your obvious reputation, I have a feeling you meet many many more than stastically are in the general population.
(not to disagree about the pricing issue, 100/sqft even Id buy up there, and I dont want to live there)
