We bought in late 09 and while I have not seen a house come up in our area (Mission Hills) that made me wish we would have waited, I have seen a few come up in some of the other areas we looked at that make me very glad that we didn’t buy there. Here are some examples in Mt. Helix that blow away anything we looked at there a couple of years ago at similar price points:

pem, I am familiar with these streets and both of those properties are absolutely fabulous for the $$. The first one is TOTALLY ME!! I wouldn’t change a thing except repair/refresh and get a new fireproof slate roof. The owners appear to be asking $104K LESS that their 1999 purchase price!
The second one has a COMMANDING view from its window-wall, but I can’t live that high up as my vertigo would bother me as a passenger ascending and descending that road in a vehicle. And I feel it is dicey in the dark as there are no street lights on those winding, county roads.
