Long time reader, sometime poster. I will be entering escrow soon and am looking for advice on home inspections. This is probably a repeat topic but it never hurts to rehash.

The property I’m buying is a mid ’50s house with outdated/broken windows and popcorn ceiling. I’m concerned about mold, lead paint (window replacement and repainting), and asbestos (popcorn ceiling).

Does anyone have recommendations for a solid company that could do a comprehensive test for all of these in a short time frame? I’m a little leary of the home inspection profession as I don’t feel I can adequately judge the quality I’m getting and I don’t want to get ripped off. The inspection period is only 10 days so I need to get the ball rolling this weekend.

Any ideas are appreciated.

When my wife and I bought we used:

For mold and moisture issues T&T Consulting Inc. 619-741-7409

For general house inspection Virtue Home Inspections. 619-229-0555

Both of them did a thorough job and found a number of issues we would not have found without them. Both were also able to come within a day or two.

Time frame may not work though – I think it took a couple of weeks to get the results.
