Price Range: $325K
Size Range: 800 SF or more (yeah right), garage, and yard
Currently (Rent/Own): Rent and Own. Rent house in North Park, and own house with someone else in City Heights…that is rented out.

Shopping the Market?: I keep looking online as I am watching to see if the inventory for our specific criteria ticks up…it hasn’t yet. If we are unable to find a home with some land than we may settle for a regular SFR with a large lot in the Poway, RB, Rancho Penas. areas. We also had looked at the Temecula area as we have family there, but not convinced the commute is even feasible. So we’ll see how it plays out. Price Range: $300K – $350K (No, that’s not dreaming. Check your Zillow.com charts, it’s the pre-bubble price. Also, to follow the 3x annual income rule, family households would need to earn about $100,000/year to actually afford even a $300K house. Also, if you look at a home price appreciation graph (again Zillow graph works) and extrapolate the “normal” appreciation line (say 1996 – 2001) out to 2007, the line will be near $300K today. All indicators point to an average price of $300,000 in the normal (i.e. not Encanto) average family neighborhoods.)

Shopping the Market?: More like watching the market. “Shopping” would imply willingness to buy, but we are not willing (or able) to pay the current insane prices.

Size: 2,500-4,000 sq ft.
Price: 1.4M-2.5M
Rent/Own: Sold house in Olivenhain in 2006, renting now.
Shopping the Market?: We have been looking hard and have decided that we will rent for 2 years, possibly 4-5. Renting a great house at 40% (nut) vs.owning. Hoping that prices steadily drop and interest rates go up (for personal goals, not for pain in others). Believe that the air will keep getting let out of the tires as more and more economic issues keep playing out in the market. Currently (Rent/Own): Rent a lovely house at below-market rent in CV.
Shopping the Market?: Keeping a very close eye on the market, mostly just so we’re continuously aware of what’s happening. Not planning on buying for 2-5 years. -
