So, our landlord gave us a heads-up today that he wants to get rid of the lady who rents the other half of our duplex, and to start asking around if we’d like to help pick our new neighbors. We have a few friends who we’d love to have live next-door, but I’m curious how long the eviction process might take, to make sure my friends aren’t left in limbo…
Here are the specifics:
Neighbor has lived there for about three years, and is currently month-to-month (her lease expired last year). I gather a two-month notice rule applies here.
Neighbor thinks she has a “verbal lease” through August, but landlord denies this, and says she’s just month-to-month. Neighbor is known to have questionable grasp of reality.
Neighbor hasn’t paid her June rent yet, so landlord delivered a 3-day pay or quit notice today, and intends to give (two month?) notice even if she does pay.
Neighbor has a “legal insurance plan”, which will cover her if she is being evicted. No idea whether this applies to a pay-or-quit or standard notice, but she has no chance of affording a lawyer without it.
So, how could this play out? I’m trying to figure out when the earliest and latest the unit might become available.
(Aside: I feel kinda bad for my neighbor, but she really can’t afford to live there and has been annoying the landlord and the HOA for a while… though I’ll admit we’re looking forward to friends living next door)
