    There are nice homes in Poway without Mello Roos. The schools are good and you can get a decent home for around $800k – 1 million. Stonebridge has newer homes but MR is in the $5-7k range and there are a lot of distressed properties.

    I prefer Poway too-more established neighborhoods, far fewer distressed properties compared to Stonebridge and no MR. Also, school district is one of the best in SD county.
