203 Rosebay Dr was sold just this April for 400k. Yeah it’s 2br/1ba and 827 sf, but it’s very much a SFR. 195 Rosebay in January (3br). A house exactly like the one you’re referring to (146 Village Run West, 3br, 1300 sf) sold at the height of the market for 485k.

ParticipantSorry esmith but I guess you have never been to Encinitas. Rosebay is in Pacific Serena or what we locals call Geritol Hill. It used to be a 55+ community but isnt age restricted. It is VERY MUCH NOT an SFR. It is a duplex attached at the garage.
I have seen houses like the one you mention in VP sell in the mid 600’s.
I am actually about to lose a bet with a colleague that we would see an SFR close in Encinitas on the MLS below $500K in 2007. We may get to 399K but that would be a stretch IMO.

Not one of those was an MLS sale and there is no way of knowing what the nature of those sales was. They were not open market arms length transactions.There will always be below market sales that occur for one reason or another be it someone getting taken advantage of, someone selling to a family member/friend etc.
Once again there has not been an MLS sale for an SFR in 92024 under 500K for nearly 4 years. Stop trying to disprove a point that is factually correct.

While there might have been some other sales under $500K, there have NOT been any listings under that for a 3/2 over 1200 sf — at least none that I was ever aware of.
Best of all, that house has been there for at least a week, IIRC. In the “good old days” it would have been gone within an hour at that price. Will be interesting to see what happens with it.
