I’m looking to semi-retire in the san diego area in the next 15 years. I can spend enough for a 2/2 or 3/2 in the areas above. Any thoughts from you folks on which area? My wife and I like to be walking distance to the ocean (I know rancho santa fe is not close)/ restaurants and a safe, safe area. West on the coronado hill, a less busy area of la jolla or in the covenant of rancho santa fe is my current thought. Schools are for re-sale purposes only. I will be a resident of virginia so state taxes don’t matter. (sorry you guys are looking at state income taxes so high and a government so dysfunctional). I used to live in the san jose area and fell in love with the warm cali weather so that is my motivation to semi-retire there. Thanks.
If it was me I’d live in Del Mar near the village where you can get all of that. Less pretentious and friendlier than La Jolla and less isolated than Coronado.

Yeah I would second the motion on Del Mar. Although I also like the area between Cardiff and Solana Beach as well. Kind of a drag to walk down the steps to the beach and much less of a village then Del Mar.
