lol CE… well not the adjective I would use but you gave me a good laugh… I have already seen the blatant mischaracterization of neighborhoods with the long rants…. the I know everything and will argue about it just because… I am just waiting for the final shoe to drop and I will then know I am home again.

We set a budget and were not going into a bidding war to spend an extra $50K renovating. also the houses we saw were mostly setae sales and more than likely a parent died in it and that really freaked me out. Anyway, I never thought to live in clairemont but the location can’t be beat. I just remember my family visiting from up north and stayed with us, all they can say was, “wow, everything is so close!” Our street is great. Others may not be as nice, we are not on the mount streets but near the canyons towards UTC. A few houses just sold for $550k (decent looking but could use some touch ups) and a really old one sold for $440k but was all original basically 3 be 1.5 ba. A person bought a house 2 years ago for $330k, did a bunch of renovating (not the best quality), it’s a 5br 3 ba (small rooms) rented for $3300. CRAZY! Another 3/2 rents for $2300. I think more homes in UTC are geared toward students as they have more rooms and is closer. I do know some people who bought in UTC and ended up living near renters who party weekends. It sucks when you pay $600k for a house and have to live with that. Our neighborhood is mostly owner occupied and family renters. Good luck finding a decent place though. I disagree when people say Mount streets are the best, you have to check out those locations yourself. We wre lucky to buy our place 4 years ago and refinanced because our mortgage is only $1500 and we can rent for at least $2000

I don’t mischaracterize neighborhoods. I just characterize them according to my opinions, as do we all:
(1) I’d never live in a single-family home in an HOA-infested neighborhood. I like to weld/fabricate, work on my car, ride motorcycles, and other things that an HOA probably wouldn’t find socially acceptable.
(2) I want to not be able to walk places (not everywhere) without a needing a car to even leave my development.
(3) I don’t mind “interesting characters”. I believe he is right about grounding the neutral on branch circuits. For safety and to avoid excessive PD at various outlets. In power distribution the neutral can be grounded.
You’re an electrical engineer too , right Adam, what do you say?

The one thing no one has brought up is the schools. I have no idea but I was under the impression that they were not that good so that maybe a discussion point that needs to be brought up.
For the record the house I rented had two prong outlets. I said deal breaker and the landlord said “if I have that fixed will you rent it?”. I said yes. New outlets were installed and I was curious so I opened one. The ground was tied to common. Not sure if it was code or not but I was satisfied with it as there was no alternative path to ground.
The above is not to start another spirited debate… Just an observance.

Some juicy stuff but you have to watch out and not get tangled up in the thorns. Then you spend all your time getting untangled and the berries are not worth it.
So I am just trying to keep my eyes on the berries and snipping the thorns.

Supagyrl88, I think the time for deals like yours is done for now! I’d love to pick up a home for sub $400k, but anything going that low in the last 6 months seems to have needed massive work and been picked up by a flipper.
SD Realtor, I think once we get there, I will make a bunch of lowball offers and see what sticks. Sellers might balk, though. But maybe I’ll get lucky! I think I would be happy enough in a number of the homes currently on the market. But, I suppose maybe if I wait until the spring, rates will have gone up by then and maybe prices will come down a little. Hard to say whether rates going up will have enough of an effect to counteract higher seasonal buying activity.
bewildering, it’s helpful to hear your perspective on the types of renters in the different neighborhoods and the recent rents. We are definitely warming to the idea of living in Clairemont.

July 14, 2014 at 12:02 PM #776599Supagyrl88ParticipantWe got our house in 2010 for $450k, our max limit. At the time, there were a bunch of fixer uppers for $330k and under and we gave up on those. Ours was new construction, rebuild so everything was new. We got lucky. It was us or a $430k cash offer. It’s not like we got our house dirt cheap, but we did put $90k down and were able to refinance for 3.5%. I know a lot of people choose to live up in north county for schools and such (clairemont is not known for its schools, we choices into UTC). We looked at del sur and didn’t like the high HOAs and basically no yard and neighbors staring into our windows. I will never get used to that. If you do decide to live in clairemont, stay away from Clairemont Mesa Blvd at least by 2 blocks! π good luck with your search.

I think thing have kind of improved around here. It’s not a big as it was. There is less dog piling and other pack behavior going on, even a less of a trend of misogyny in the forums.
Oh yeah, Clairemont should be good.

Might have had something to do with a surprisingly rough Redfin housing insight, too.
