Well, I can share some first hand experience since I am two of the pending listings mentioned in previous posts.
There were a couple of offers on my place and several offers on the house I bought. Both went for approximately 5% less than listing price. Since I upgraded I think I did ok even though I didn’t get my listing amount, especially since I plan to live in this house for at least 10 years.
Some things are moving in CV, although slower and slightly lower in price.
Now you see I wasnt kidding when I was saying CV was on fire in May and June. Inventory is half what it was a year while pendings are fairly flat. Thats a pretty F$%^&*kin strong market compared to Jamul.
Yes but Jamul has never been very F$%^&*kin strong and the only time it is on fire was when the brush is burning which is not good news.
O.K so inventory there has dropped drastically compared to sales which ave dropped somewhat. You actually have better odds of being the lucky winner in CV this fall(if you have any equity), if you sell(for the moment,if it hasn’t passed).Prices are falling. But as we predicted they are holding up better than other places for now. Maybe you will have the most resilient area after all? That wouldn’t be a big surprise.

I know you hate CV, 😉 , but…it’s been over 3 weeks since we’ve had an update. I still think CV is a good bellweather and have found your postings quite helpful. Any chance of getting an update?
