Docteur,
What development in PHR has $2M homes in it? I’m not familiar with that development. Unless you mean Santa Barbara, which, to my knowledge, is not technically in PHR. I could be wrong about that. Anyway, check out Santa Rosa. The MR is about $350/mo. The HOA is (or was when we looked there) a little over $100/mo. and was scheduled to at least double when the new swimming pool and facilities were finished. I believe he said $600 for MR+HOA, and it looks like Santa Rosa is (or will soon be) about that much.

Is there an association?
Yes, there are 2: West Santa Rosa Community association is currently $55/mo and will rise to a minimum of $150/mo at buildout. West Highlands Pacific Homeowners association is $35/mo.Is there a CFD?
Yes, there are 2: Solana Beach school district at $300/mo. San Dieguito Union High School district at $85/mo.Let’s see:
HOA: $35 + $150 (minimum at buildout) = $185
MR: $300 + $85 = $385
Total = $385 + $185 = $570.Keep in mind that the $150/mo HOA is specified as a MINIMUM at buildout. So these fees start at $570/mo and could rise with the HOA costs.

To the best of my knowledge Santa Barbara was the first development built by Pardee in Pacific Highlands Ranch.
If you look at a master plan of PHR, Santa Barbara is located within it.

Nice hood if you’re on the canyon.June 16, 2006 at 9:56 PM #27116docteurParticipantSolman – Thanks for the information. Your data supports what ZK responded with in his post. It will be interesting to see how Pardee does with that particular development.

We absolutely love it here. On summer evenings I sit out on our deck with my wife and son and watch the moon rise over the mountains to the northeast. I have seen the most spectacular moon rises of my life here.
Nothing like feeling a warm breezes of summer, sipping a smooth single malt scotch and enjoying a nice Honduran cigar as the light changes across the rolling hills in the distance. This home is the best investment I ever made. 🙂
