I think somebody asked the exactly same question last year.
we are currently renting in torrey highlands (right next to PQ) at camino del sur exit right on 56.
The commute from where I live to Genesee exit on R5 is about 15 min without traffic, but 30-40 min with heavy traffic. I hate to say that traffic is getting worse since we started living in here two years ago. You need to get up earlier and pass the junction before 7am in the morning (or later than 9 or 10am) and 4pm in the afternoon. I always stuck in traffic during evening rush hour after 5pm – 6pm.
Some of my colleagues are living PQ and they like the area very much. I heard that some area in PQ near rancho PQ blvd (somewhere between Ted Williams fwy and R15) is not nice. I always see many people standing on the street.
The condo that we had been renting for past 8 months has no a/c, and it was a big issue to my family, but I think it was really needed about 5-7 days during our stay so far. If you consider 4S ranch or scrippts ranch, you will definitely need it.
When pacific hightland ranch and Del Sur/4S/Scripps Ranch build up, R56 may need to expand from 2 lane to 3 lane eventually, otherwise, the commute may become nightmare.

[/quote]Gee, that indeed is worse than 2 years ago!!! 2 years ago, I owned in RB close to Lake Hodges and NC mall,and the whole commute from our place to UCSD was like 45-50′. Evening were worse, it was a bad bottleneck at the junction 56/5. I assume it only got worse. Commute at rush hour, that’s what killed us, and made us sell our home.
Do you know if they even CAN expand the 56 to 3 lanes? It seems to me they really don’t have the room to do so.
I was going to ask you if you tried going around, via 52, but it’s a big detour from Del Sur.

[/quote]I believe it is designed to have four lanes in each direction. The lanes will be added between the existing lanes.
