Really great neighbors who we still stay in touch with. Awesome views. First important lesson. Yes, we do need an air conditioner for the house in San Diego.
So the rent went way up and we moved to a house in Torrey Santa Fe. Nice home, neighbors are nice, but quiet (except for one across the little valley that occasionally has a fun looking superbowl party, etc.). We have been leasing for a little less than 100/SF. Second important lession. Make sure the owner will not have a Trustee Sale on February 27. Nice guy, timing got him.
So now we are looking in a hurry. The PQ homes for lease, I don’t think we will lease. We have gotten spoiled with our rate and newer home.
The schools are hard, but I think that might be a good thing. My kids go to MCHS. The Von’s on Black Mountain is our first choice, but the parking is tight. So we go to Albertson’s (perception of much higher prices, but lots of parking).
Work in UTC area took my wife about 15-25 minutes depending on the time she left.
Easy area to live, but prices sticky on the way down. We have friends who own, so I understand to “sticky”. Wait a year. We decided to wait 1-3 more years. Looks like Mt. Woodson or Scripps Ranch for us and the kids will have to drive.
Go MC Soccer, Gymnastics and Diving!!

I have lived off Stargaze in PQ, owned on Briarleaf Wy in Sabre springs, and currently rent in Park Village. I prefer living near the canyon in Park Village. I have found that the people in PQ are much more small town than over in SS. We like SS, but people seem to be in that “keep up with the Jones’s” mentality. But the area is much newer, cleaner in general. All homes have HOAs, so no trashy lawns. PQ is older, some houses are not well kept, but you can’t go wrong in Park Village. I run in the canyon everyday, it is a great place to get out into nature. My kids went to PV, love the school. Currently I have two at Mesa Verde and one at Westview HS. You can’t get any better that PUSD. It is much cooler in the summer here, when I drive from the house into Poway, I can see a difference of 7-10 degrees most of the time. I remember it was very hot in Sabre Springs in the summer. Just my two cents, you should rent a year or two and see if you like it, whether you choose SS or PQ.
