I don’t think it’s too bad. 15 north gets busy in the evenings, but not nearly as bad as 56. Besides, you can buy a fasttrak transmitter and use carpool lanes. Gilman Dr. to 5 south onramp is probably metered in the evenings.

I know these areas very well…and my husband did the commute to the UCSD/Torrey Pines area for years from this area… I suggest you check out a little pocket east of PQ, south of CRM called Sabre Springs. It’s right off the 56 at Ted Williams and the 15 at Poway Road so commute is a breeze. The whole community is basically east of 15 at Poway Road/PQ Blvd. exit, south of the 56, north of Scripps Poway Parkway and west of Iona Road in Poway proper. Sabre Springs is in 92128 zip and part of PUSD.
There is one group of homes built in 1988-ish north of Poway Road called Evening Creek and another development south of Poway Road called Creekside that was built in later 1990’s early 2000’s. Two elementary schools service the neighborhoods – Morning Creek Elementary and Creekside Elementary. Both wonderful schools although we’re partial to Morning Creek – they’ve got THE BEST kindergarten teacher in the world.
We lived in the area from 2001-2004 and still smack ourselves for selling that place but it was just too small at 1425 sf and I couldn’t live through an add on production. We’re still friends with our old neighbors there and I can’t say that about any other neighborhood we’ve lived in and we’ve lived in San Diego for 38 years except for two years in Temecula.
Creekside has a great park that backs up onto the elementary school property and while the Evening Creek devopment has no official “park” they do have a playing field at the bottom of the Morning Creek school property and bonus…no mellow roos. They do have an HOA that is 35.00/mo. I believe Creekside has mellow roos but can’t recall for sure. We used to use the Creekside park all the time and there is an entire Recreation center in CMR just on the other side of the 56 with tons of grass, playground equip., etc.
I should also mention another development in Sabre Springs called Belle Fleur. It’s split on both sides of Poway Road. These are larger homes, like 3000 sf range I believe and I believe they have mellow roos as well as HOA…it didn’t sound like what you were looking for but thought I’d mention it in case you want to check them out.
BTW, one thing to watch for is that one section of PQ is NOT in PUSD. Those homes along Mercy Road right off the 15, along with the condos at Black Mt. and Mercy are in San Diego Unified….we learned that the hard way back in 2001 when we owned a condo there having been promised it was PUSD…Even though those homes list as PQ and have the 92128 zip code they do not attened PUSD so before you buy in PQ make sure you check the address with PUSD to verify school district.
