Yes, I saw the gravel driveway and automatically, a $10-12K credit (or price reduction) came to mind (to pour a new d/w). I also reviewed the smallish-but-adequate bare backyard pic and realized that about 2-3K of the 8400 sf lot was slope. IMO, this property has GOOD BONES and a LOT of SF for its asking price and its location is very, very good. Perhaps the reason it hasn’t been “snapped up” is because it’s situated high up and has residual noise from the SR-52, not all the permits are in order, or the renovations that are left are just beyond the scope of most buyers. Based upon the map and the property direction, I’m unsure about the noise levels standing on this lot.
No one here has claimed this property will sell close to its asking price. It’s a good find for an “enterprising” buyer who is also a very good negotiator.
UCGal, where ARE you . . .? We need your expertise to shed some light on this Stadium St partial fixer that AN found!

The second one comes at a price of about $525K but you probably need cash to buy it and another 75K to make it habitable. Thats not a 500K home its a 600K home plus alot of work in between. Lets keep it real.
