Not to rain on ANyone’s parade but there have been 2 SFR closings in UC of 525K or less in the last 6 months. One was an REO that was thrashed and the other had HOA fees of $300/month.
The one on Ramsey is 1400 sq ft. Its been on the market for 5 months. Surely someone would have snapped up that if it was worth snapping up. Good luck with that one. You can get a nicer house across the 56 in CM for close to $100K less.
As for the one on Stadium. Did you see that awesome gravel driveway? Do you think that maybe most of that awesome 8400sqft lot that isnt covered with a house might be an unusable slope? Its been on the market for 5 months. Dont ya think someone would have snapped it up already if there wasnt major issues with it?

Didn’t I find 2 4BR SFR for 500k in UC? I didn’t say those are good deals. I just say they do exist.
