I feel the same way when I see a house in my hood sell for a low price. I love seeing young families get in at an affordable price and hopefully lay down roots while becoming assets to our community.

I think it would be very worthwhile to take a look here, the community is in my opinion, undervalued with the benefits you would find in a more expensive location.
I am not able to comment on the commute, I travel north from here for work.
