For the same price and square feet, and all else (schools, neighborhood) being equal, would you trade longer, less flexible/convenient commute for a newer (by 10-15 yr+) house?
I personally put commute time highest on my priority list. I draw the line at 20 minutes door to door. Rather have older & smaller and shorter commute than bigger/newer but have to to deal w/ longer & less flexible commute.
I’m with AN on this. Having lived in So Cal all my life, I’ve seen how commutes can change from “bearable” to totally unbearable within a few years. If there is more development between San Diego and Carlsbad (very likely), your commute could easily change for the worse. When you’re dependent on freeways to get to work, it can get ugly over time.
edit: just finished reading the entire thread, and you’ve already noted this.
BTW, those look like some interesting finds that AN, BG, and others found, Scarlett. I hope you find what you’re looking for. π
Best of luck!

The improvements to the merge, carpool lane addition and widening of 5 have made improvements to the drive along the coast. Telecommuting has also helped. It is an easier drive now than it was back in 1999 for me when I still did it everyday. The 5 widening will continue and the chances of traffic getting better are as good as them getting worse over time.

December 9, 2010 at 10:32 AM #637618anParticipantTalking about traffic, did anyone noticed the traffic going South on the 5/805 today? Caused by an accident. I still see traffic an hour ago. It’s cleared now. But the further away you car, the higher the likelihood you have to deal w/ these kinds of situations. Especially if your only option is using 1 freeway.
