Haha, I know what you meant, just playin’ w/ ya. Most of 92122 listings are in 2004 price range, so I don’t see anything in 92122 that’s worth buying. I rather buy in 92121 or 92126 than 92122. I don’t really get why 92122 have held up so well.December 8, 2010 at 12:36 AM #636826an

It’s technically a detached condo – but has a more private backyard than many of the houses in Penant Village because the path that runs behind is fenced off.
(I walk my dog over there several times a week and can’t walk behind this particular house.)
There’s also a twin home that is attached at the garage (so no common wall in the living space.) I don’t see it on the MLS but it’s got a sign out front. That one backs to the canyon and again, no public path behind the house. People fence off around their patio plus some if they want private space. The rest of the grounds are cared for by the HOA. The HOA also gets you a pool, tennis courts, and the lawn care.
But it’s not new construction. Built in 1962. Many of them have a mid-century feel with clearstory windows, etc.

ParticipantAbout UC – we’d love to be able to buy there – the commute would be really easy. I don’t even have a problem with the age – IF the house has been remodeled/updated. And if it is one story, 1600 sf COULD be acceptable – depending on the layout and room dimensions – 2 out of 4 bdr should be pretty large, not 10×11. A Master BR of 12×11 for example is not acceptable. And we don’t want to pay HOAs (or MRs) of more than ~$100-200/mo. So we don’t exclude UC, but the chances of seeing something really worth buying there for 500K and good size – without spending extra 50K+ for remodelling are very slim. We keep our eyes open though. It’s just that inventory for what we want is slim.
