Buying in a new development

I’ve been looking into buying something for myself pretty soon and was interested in the newer developments out there. I’m a 1st time buyer and wanted to get more feedback of what you guys think of the current and future market trend for newer product and also what neighborhoods or masterplans do you think will hold it’s value in the next 5-7 years.

4Closure Ranch was my first choice, I seem sort of fixated there but that is probably because I haven’t seen better yet. Chula Vista is too far south, downtown lofts are too small for what I can afford, Santee doesn’t thrill me, and I haven’t gotten around to San Marcos or Escondido yet.

Any takers? Also, does anyone have the inside scoop of what the year end/beginning incentives might be for national builders like Lennar or Shea, etc?

I have been looking at 4S as well. Only because of the Poway school district, and newer communities attract new families like myself. But, I was a little surprised when visiting the new developments. For the higher tax rate, I would not mind paying, there is not a single community pool in all of 4S. Correct me if I’m wrong please. I can live with a small backyard, if I know there is a community pool to go to during the hot summer months.

There’s a community pool at the park where the baseball field, tennis court, hockey arena, and football fields are. It’s a City of San Diego park.

Head south on 4S Ranch Parkway, right on Dove Canyon Road, and it’s there.
