There are a few. Usually between 1-10 units. Michael Crews Development did a few a couple of years back. I haven’t seen anything from them since then. The Ranch at Vista Grande (in El Cajon) is currently selling. I think they are doing 20 units. They have two floor plans, both single story (Plan 1 3,359spft) (Plan 2 3,702 sqft). These are on acre lots starting in the mid 700’s.

Yep. I know of one small development by Michael Crews in Escondido in the northeast corner along El Norte Pkwy, IIRC. They had no HOA and no Mello-Roos. They also had pretty nice lots.
I wish we could see more of these in SD. Unfortunately, their timing was a bit off (built out after the peak), but the idea is fantastic.
