This spring has been frustrating from a buyers perspective. If you are a buyer, try to hang in there. Right now Scripps has an 102 actives and 44 pendings… almost a 2.5 active/pending ratio… that is crazy for bear market. Similarly I see some REOs that have been snapped up recently. Aster Meadows in CV went immediately. Prudential priced is really aggressively at 954k and they had over 10 offers and it is in escrow at over 1M. Still that is a nice lose of where it used to be but frustrating. PQ has had a few foreclosures come on that were aggressively priced… Greenburg Lane went immediately. I had a cash buyer for the short sale on Caudor in Encinitas that was over list price but was not accepted by the seller because he didn’t want to reset the lender on the current offer he had. I saw that just went pending as well…I have a another short sale offer in for that buyer and he is crossing his fingers that it will not be trumped by someone else. Have also run into some places that were snapped up in La Costa Valley recently…

I am not saying this is any big turnaround signal for the market. Nor am I saying that the median price will rise or anything like that. It is just one of those runs where alot of people I am working with are running into deals that alot of other people see and want as well. I knew this would happen this spring and hopefully things will subside this summer.

A house two doors down from me in Carmel Valley was on the market for a week and is now in escrow. There definately seems to be a spring bounce. Still, I believe these people are just knive catchers. This is only the first leg down, we have more to come.

Hi SD. Of course, I’m no expert like many of the rest of you, but as a buyer (aka knife catcher apparently ’round here) I definitely noticed the spring bounce. We were finding many potential houses throughout the winter and then the spring hit and it was like hitting a wall. The only well priced house moved very quickly.

Good news though, we finally heard back from the Short Sale on Jerrilynn. The bank approved the deal without asking for a “final highest offer” that we originally expected since there were 3 total offers on the house. We’re still waiting for the contract in writing and until then I’m not getting overly excited.

It will be interesting to watch the market into the Fall, I know several friends who are holding out for the Fall to look.

The bank approved the deal without asking for a “final highest offer” that we originally expected since there were 3 total offers on the house. We’re still waiting for the contract in writing and until then I’m not getting overly excited.

It will be interesting to watch the market into the Fall, I know several friends who are holding out for the Fall to look.
