    This REO home in 4s ranch area seems to be priced well @ 247/sq ft ( 2188 sqft area). Larger & newer than the other 4 other REO houses I had tracked in that area.
    While others got sold very quickly, this one languishing in the market for about 200 days now.

    What could be the reasons? The house looks very OK from outside and from the MLS pictures.

    Not so sure this is the deal you make it out to be. The home is a condo so the ownership is not fee simple. The HOA is 146 a month and the MR fees are 2674 a year. So off the bat you are paying 364 per month.

    Now the home has been in and out of escrow 4 different times. Also the last sale on this street for this particular floorplan is at 9741 Tallus which closed for 545k back in October. At that time this home was priced higher.

    Okay compared to the two homes pending on Tallus Glen this is a nice price however on of those two pendings has been pending since July… doesn’t that seem odd?

    Anyways I guess yeah the pricing is okay but without seeing it in person it is hard to say what is wrong… obviously something is off.

    this place does not belong to 4S ranch. it belongs to “4Gee”. its besides 4S and Del Sur. Since its not under the same HOA of 4S, this community is not maintained well and looks shabby from outside. this particular place needs about 10-12K of fixes before you can move in. previous owners had awful choice of wall colors, carpet needs to be replaced, etc etc …

Since its not under the same HOA of 4S, this community is not maintained well and looks shabby from outside. this particular place needs about 10-12K of fixes before you can move in. previous owners had awful choice of wall colors, carpet needs to be replaced, etc etc …

    Was in it last week. Reason it hasnt sold is simple. It overlooks and backs up to Camino Del Sur…vroooooom, vroooom, vroooom!!!!!
