golfgal: There’s Carmel Country Highlands, south of 56, also built by pardee (but butt-expensive)
patientlywaiting: Pacific Highland Ranch shares same schools as the older parts of CV. Arabella & Santa Rosa would send kids to Sycamore Ridge elementary, (not sure which middle), & Torrey Pines High. As far as I know, the only part of 92130 that doesn’t go to Del Mar Union schools is that next to Camino Del Sur, including subdivision of Torrey Del Mar (streets including Mona Ln, Kerry Ln, etc.)

As a Realtor, I think I can find you a nice 3 bedroom 2 ba under $300,000 with a beautiful night view of the twinkling lights in Tijuana and easy beach access to the discharge/runoff areas along the coast.
