Participant4S Ranch/Rancho Bernardo is so far north/inland that it only makes sense for people that work in Carmel Valley. I think it’s just for a specific segment of the market.

My guess is, not much. Fewer than 150 new houses, most likely spread over 2 or 3 years.
If you want prices to go down, be very worried about the opening of the new high school. When its first test scores come out next summer, that by itself can have a greater effect on local pricing than new construction or distress inventory.
