That’s funny, the palms are so small I didn’t even register them when I first looked at the listing.July 11, 2008 at 9:15 PM #238152nostradamusParticipant
The scrawny Home Depot Queen Palms are a dead give away.
Looks like they did alot more than a flip. Looks like significant square footage was added. Here are links that tell a story.
Google shows a pretty small house on that lot:
GoogleThis was probably a 1200 or 1400 sq. ft.
Google Street view on Redfin shows an ugly looking place with a dead lawn and construction debris:
Purchased on Jan 11 for $540K.
RedfinZillow shows a much bigger place:
ZillowThe listing says 2200 sq ft. That’s 800 sq/ft at $150/sq. ft = $120K.
Plus the new kitchen and all that tile. $60K ?
Landscaping – $10K.
So, $540 plus @190K = $630K
Because of the lot and the view, $540K doesn’t seem like such a bad price for that house, unless it was a wreck.
I could see this house getting $640, maybe even $675K from a really dumb knife-catcher but not $795K. No way. It’ll sit there for months.
