I agree. Nobody writes a $200k check at escrow just for the pleasure of selling. They’d rather walk away.

Maybe they put 20%+ down which they lost – could be about $216000+
Lender loses nothing unless the price falls bellow $864000 minus 3 years of principal payments . This brings you very close to the sale price.
