SP is a nice neighborhood. That property is very expensive, probably because of the lot. $558/sf at the low end of their range. The kitchen is dated but otherwise it looks nice, I like the detached garage. It seems like the real selling point here is that lot, you should investigate to see whether or not a larger home could be built there. If you aren’t crazy about having a giant lot, I would keep looking as you could get a bigger house in SP for not much more money if you were to go with a smaller lot.
One other thing to think about is how you will get in and out of that neighborhood. It is deep into SP and you will have to drive a lot of surface streets with stop signs, people walking, etc… to get to any highway. I would do some test drives to see how long it takes you to get from the 163, 805, and 5 into there. And the other way of course, during times you would normally be making the drive. I prefer NP or SP closer to downtown for this reason.
BTW we bought in NP last year at $380/sf, so there is stuff available cheaper.
